Terms of tenancy

Important: Beginning with the spring semester of 2017, students rent their accommodation either from the University or from SGS. These terms of tenancy apply only to students renting accommodation from the University. Students renting accommodation from SGS can find more information here:

A housing contract has to be signed between the University of Gothenburg and the tenant. The tenant agrees to rent a student accommodation from the University of Gothenburg under the following conditions:

  • Exchange student: The accommodation is rented for fixed periods*. The dates are stated in the contract. The tenant is liable for the rent during the whole period. At the end of the lease the tenant is obliged to move out without prior notice.

    *If for an emergency or academic reasons you cannot follow our fixed contract periods, and wish to make changes, please email studenthousing@gu.se
    Note: In the case of the above, there is a one-calendar month cancellation policy. Contracts can only be cancelled by the last day of each month. Written notice must be sent to studenthousing@gu.se
     
  • Non-exchange student: The accommodation is rented monthly. Note: There is a one-month cancellation policy. Contracts can only be cancelled by the last day of each month. Written notice must be sent to studenthousing@gu.se
     
  • The rent is normally charged and paid for two months at a time according to the rent payment plan. The tenant is obliged to pay the rent in advance and at the latest on the due date indicated on the invoice. Note: The rent could be subject to change due to negotiations between the University of Gothenburg and SGS Studentbostäder.
     
  • The tenant is fully responsible for the rented accommodation. The tenant must pay for any repair costs due to damage to the property, damage to any appliances in the kitchens and laundry rooms as well as damage due to neglected cleaning caused by the tenant or the tenant’s visitors.
     
  • The tenant is responsible for all keys he/she has signed for. In case of loss of any of the keys the tenant is obliged to pay for a new lock and keys to the accommodation and/or shared spaces.
     
  • The tenant should keep the accommodation and shared spaces clean and tidy. The tenant must take care of the furniture and fittings. All furniture and equipment included in the accommodation should be there when the tenant moves out. The tenant has to compensate the landlord for any missing articles. Note: Duvets/pillows and kitchen utensils are not included in the accommodation, but might be left from/for another student if they are in a good state. Broken or dirty items cannot be left. Contact Student Housing Services at studenthousing@gu.se if there is anything missing or any extra furniture in the room.
     
  • The tenant should respect her/his neighbours' right to live in peace and quiet and avoid making excessive noise or causing disturbance to the neighbourhood. In case of unacceptable behaviour, the tenant may lose the right to live in the accommodation.
     
  • The student's accommodation is for single occupancy and it is only permissible for one person to live in the accommodation, except for the shared rooms where two persons live. The tenant is not allowed to sublet the accommodation, or to let anyone stay there after his/her departure.
     
  • Smoking is not allowed indoors and may lead to termination of the contract and costs in order to decontaminate the flat.
     
  • Pets are not allowed indoors.
     
  • Upon departure, the accommodation should be cleaned and emptied of all personal belongings. If the tenant fails to clean properly, he/she is obliged to compensate the University of Gothenburg for any cleaning and/or repair costs.
     
  • Upon departure all keys must be returned to the SGS Area Office by noon on the day the rental period expires. The tenant must compensate the landlord for any missing keys.
