Terms of tenancy

Important: International exchange students accepted to study at the University of Gothenburg are eligible to apply for housing. Accommodation is rented either from the University or from SGS (The Gothenburg Student Housing Foundation). These terms of tenancy apply only to students renting accommodation from the University. More information for students renting accommodation from SGS.

The terms and conditions must be accepted by the tenant. The tenant agrees to rent a student accommodation from the University of Gothenburg under the following conditions:

Please note that failure to abide by these terms & conditions may lead to forfeiture of the tenancy.

Rental period

The rental period is a minimum of 1 month and a maximum of 11 months.

Notice period

For cancellation or shortening of a booking period both prior to and during the stay, a notice period of one month applies. Notice should be given by e-mail to studenthousing@gu.se

Right to relocate

Welcome Services reserves the right to, prior to the start of the accommodation period, relocate the student to another equivalent accommodation if deemed necessary. The address given in the booking confirmation may therefore be changed.

The accommodation & accommodation fee

All apartments are furnished with a basic set of furniture as well as a duvet and pillow. The accommodation fee includes electricity, heating, water, garbage disposal and internet access.

The accommodation fee will be charged monthly by invoice to the student’s residence. The tenant is obliged to pay the fee no later than the due date indicated on the invoice. The fee cannot be paid before the invoice is sent, as the invoice number is needed to specify the payment. The accommodation fee could be subject to change due to negotiations between the University of Gothenburg and SGS Studentbostäder.

The tenant is fully responsible for the rented accommodation. The tenant must pay for any repair costs due to damage to the property, damage to any appliances in the kitchens and laundry rooms as well as damage due to neglected cleaning caused by the tenant or the tenant’s visitors.

The tenant should keep the accommodation and shared spaces clean and tidy. The tenant must take care of the furniture and fittings. All furniture and equipment included in the accommodation should be there when the tenant moves out. The tenant has to compensate the landlord for any missing articles. Kitchen utensils are not included in the accommodations at Fridhem and Rosendal, but may have been left by a previous tenant. Common kitchens at Kastanjebacken are fully equipped.

Tenants must respect their neighbours' right to live in peace and quiet and avoid making excessive noise or causing disturbance to the neighbourhood. In case of unacceptable behaviour, the tenant may lose the right to live in the accommodation.

Keys

The tenant is responsible for all received keys throughout the stay. The keys are labelled and should not be separated from the key rings. Upon departure the tenant must follow the key drop off instructions given from Welcome Services. The tenant is held liable for loss of keys and will be charged for a change of locks.

The landlord holds a master key to each apartment and will, after giving notice, enter the apartment for repairs, annual window cleaning etc.

On the first day of the rental period, keys can be picked up at the local SGS Area Office between 8:00 and 16:00 Monday-Friday. Upon departure, all keys must be returned to the local SGS Area Office no later than 12:00 (noon) on the last day of the rental period.

Cleaning

No cleaning is included during the rental period and should be taken care of by the student. Upon departure the furniture should be left as originally arranged and the apartment should be neat, clean and tidy – ready for the next tenant to move in. Follow this link for moving out instructions.

In case of none or unapproved cleaning, a cleaning company will be called in. The cost of the cleaning will be charged to the tenant.

Miscellaneous

  • No smoking is allowed indoors.
  • No pets are allowed in any of the accommodations.
  • Subletting is not allowed under any circumstances. Neither is keeping a lodger or renting the apartment out for shorter periods at Airbnb or similar platforms.

Reservation and confirmation

International exchange students are eligible to apply for student accommodation rented by Welcome Services at the University of Gothenburg.

Prospective tenants contact studenthousing@gu.se to inquire about accommodation. If the student is deemed eligible, Welcome Services will send a link to a booking request form.

If an accommodation is available for the time period requested, a reservation is made and a booking confirmation is sent. The email contains a link to these terms & conditions, which must be accepted no later than the given deadline in order for the booking to be valid.
